I've been looking to work locally and become a bigger part of the fabric of my community. I've identified a local restaurant that needs some work, but has a generally good reputation. Owner is motivated.
What is the top advice from restaurant owner/managers can you give?

I own a restuarant;
What is the reason he is selling? Loosing or not making money is not always the case. Some people might have personal reason..... What is going on around the area in terms of new development? More people are moving in or out. What is his sale, wages, utilities, food cost, rent, taxes, other expenses. How much does he make a month average? Will you make back the money you are investing in 2-3 years time. (important) Equipment, important, any warranty? replacement or fixing cost....could be very costly. His sales graph, in the past 2 years, has it gone down or up? How long of a lease he has, what is the option to renew? What is the projected increase in the rent. Restaurant can make good money if you do things right, food; has to be great, not your choice but customers cleanliness; must service; excellent price; not crucial but important to be competitive
